Five reasons to choose Virtual Staging to sell your home, especially during the pandemic.

After reading and researching the facts of Virtual Design (and there are a lot!) I have listed just 5 reasons why, if you’re a developer selling off plan, it makes absolute sense to go virtual.

Firstly you might be cautious about ‘duping’ your audience into giving them a false view of their home but so long as you make reference to the images being a representation, it’s not a problem. Viewers know that the furniture and furnishings aren’t provided, exactly the same as visiting a show home. However, it is necessary to ensure the bathroom and kitchen are as accurate a representation as possible as these will be included in the sale of the property. With Virtual Staging, the viewer actually get the best of both worlds; the visualisations give a realistic view of the ‘potential’ of the property once furnished and how they can use the space. Also as the property is empty, the viewer can then see how their furniture might be placed (with the help of a tape measure!).

There are plenty of companies that offer Visual staging, this is where they take a photograph of a room and cleverly photoshop in the furnishings and this is great if you have a property already built. However, the Virtual Staging I create are built from the actual 2D floor plans and dimensions that I am provided with and then ‘furnished’ with standard sized furniture, so the illustrations are not unrealistic. I remember visiting show homes in the past where doors used to be taken off and smaller sized beds and furniture were used to make the space look bigger! I’m not sure they would get away with that these days, but rest assured the Virtual Staging I provide is a realistic artist’s impression of how the space can be used for the buyers lifestyle, their families, relaxing and entertaining. I can also provide 360 panoramas and house tours so they have a really good understanding of the space.

Virtual tours have been instrumental in selling homes during the Pandemic with Social Distancing, but it’s said that this growing trend is going to continue going forward and it certainly doesn’t have to stop for developers that have only laid the foundations.

The US realtors have been using these types of technology for over 10 years and you will often see virtual representations when looking to buy abroad such as holiday apartments in Spain where the sites have not been built, but the developers need to give their audience a view of how it will look in order to generate the sales and finance the project.

Here are just 5 reasons you may want to take notice of if you’re a developer or house builder wanting to make the most of your investment.

  1. First impressions are key and 92% of your first time viewers are searching online. According to Rightmove, you have only 2.7 seconds to grab the attention of the viewer when selling your home.

  2. Only 10% of viewers can imagine the space from floor plans… That leaves a huge 90% of your audience uninspired by the Architect’s 2D floorplans and elevations.

  3. 85% of of potential home buyers say that the images are the most important factor when viewing a home online (realtor.com).

  4. 94% of Estate Agents told the Home Staging Association that staging increased the number of viewings and that 86% of staged homes sold up to 3 time faster than empty houses or those not staged.

  5. 77% of Developers saw a return on their investment into staging their homes but note this is for physical home staging which is far more expensive than virtual home staging.
